3 Home Modifications That Can Lessen Your Homes Value
Renovating, remodeling, and improving your home can be great ways to give it a makeover, gain extra space, or otherwise make it possible for you to stay in one place longer. But will they increase your selling price? From upgrading your kitchen to painting, there are plenty of renovations that will do wonders in terms of your property's price on the market, but there are a few that can actually have the opposite effect so you'll want to be leery of the following fix-ups.
1. An Unflattering Paint Color
You've probably heard all about the power that painting has to revamp the look of your home, but the wrong tint of paint can actually have the completely opposite effect. Instead of opting for bright or risky colors, ensure you stick to neutrals that will coordinate in a flattering way with your furniture and flooring. A bright color can certainly make for a memorable impression, but it can also obscure many other good features if it happens to be too much.
2. Adding On Another Bedroom
It can often be considered a great benefit to have a house with multiple bedrooms. However, if you've condensed the size of one room to create an extra bedroom that's little more than miniature, it may not have the impact on your price-point you envisioned. Instead of focusing on the house that you don't have, play up the positive features of your home and the ideal buyer will come to you – and hopefully with the offer you're looking for.
3. Ornate Landscaping
One word: maintenance. You might have a green thumb, or you might love your expensive garden with custom-shaped shrubbery, or you might have nurtured your beloved vegetable garden. BUT, as with just about everything here, you can’t assume other homeowners will feel the same. Landscaping can be incredibly expensive, incredibly time-consuming, or both. So if a buyer sees a home overwhelmed by gardens, they see lots of work and dollar signs in their head. With mid-century homes, you want their architecture to shine, so don’t hide them behind an array of bushes. For desert homes, stick to rock- or granite-based landscape for a nice, clean look.
4. Combining Two Rooms into One
You may like the idea of doubling the size of a bedroom by knocking down a wall, but that’s a decision that could hurt you when it’s time to sell. When comparables are pulled for a market, the number of bedrooms can have a serious impact when it comes to determining a home’s value. When you were house hunting, didn’t the number of rooms influence the price you expected to see on a listing? All that said, the impact of removing a bedroom will differ depending on how many bedrooms you start out with. If you have several bedrooms but they’re small (say, less than 8 feet by 10 feet), you might justify combining two.
